    Mods, what does that "0 warning points" mean?

     

    The software we use has a built in warning system based on a points system. Points don't get you prizes but temporary posting restrictions or a ban if the points reach a threshold. Don't worry though we've never had the need for it here as moderation is very hands off. The only things that ever really get moderated are if people start with personal attacks or basic decency is overlooked. You only get to see your own warning level, others won't see it and in the new version coming soon it won't even show at all unless you have a warning. 

  2. To be Honest Fourgee if that view was taken with everything, would Hillsbough have been investigated, the child abuse scandal involving major celebrities, the Iraq Inquiry, Phone Hacking, etc.

     

    I understand these issues I have named are all ones that people died as a result in most of them but they also destroyed people lives too.

     

    But what people seem to forget is the Miners strike destroyed peoples lives also, People were put of the bread line, had there futures destroyed by being Blacklisted by the Coal Board, and even in some could not live with what they had done like of going back to work during the strike.

     

    I believe you're missing a very important difference Adam. The examples you have listed are all events where the victims could not have foreseen the outcome. The closure of the mines was inevitable. Of course, nobody wants to see people lose their jobs but if you *choose* to work in a declining industry that is receiving ever increasing subsidies then you have to expect it will come to an end at some point.

    As you can see the decline started a lot earlier than the strikes and closures.

    Close but not exactly. The Turks Head was the building next door to what is now the Market Tavern and later became the Terrier Plate Works, Millne department store, the Co-op, various supermarkets (kwik save and another I can't remember). It's now part of Tesco used for storage.

    I updated it. You can only edit your own posts up to 15 minutes after posting to avoid abuse with people editing their first post after somebody has replied. There is a full revision history feature coming soon to allow editing of posts at any time.

  5. At the moment it uses mjpeg straight from the camera so the number of simultaneous connections will be limited. We're getting ready for a full site upgrade in the next few months with complete html5 support. At that point I'll probably look at encoding in some other formats and hand off the individual connections to another machine.

    Yes a genuine occupancy is a different matter but even a short term license to occupy of 6 weeks has costs associated with it and as 3g states it's asking for hassle when it comes to disputes over repairs and such. An agreement still needs to be in place for these eventualities. There is absolutely nothing for a landlord to gain from a property being empty and a lot to lose. The timing and circumstances may not have been right for your potential agreement for this particular property/landlord but to say there is no incentive to respond to negotiation by landlords in general is a very one sided view in my opinion.

  7. Yes, Fourgee, no doubt you are correct, my grievance is the way they word this stuff and the fact that now-a-days it seems easier to knock things down and rebuild rather than to try to safe the building and turn it into a town feature.

     

    Absolutely. It annoys me too. The text is not for the benefit of any planning decision however, it's marketing. They're just trying to sell their next project to prospective developers viewing their site.

     

    During the planning appeal (which I did attend), many of these points were argued in great detail and all vantage points were looked at and the impact any changes would have.

    The streetscapes are presumably the two public facing elevations. The first and second images in the link you posted. The meaning of important refers to their prominent location in the town centre and impact on the town rather than any pre-existing structure in the location.

    It may not have been preserved but In my opinion it has been saved. The proposed development is a massive improvement over what is there right now and what it was likely to become.

  9. Everything is negotiable!  Keep going back to them regularly and offering what you reckon is a fair rent.  Hopefully you'll catch them at a time when the Council Tax / Insurance / Repair bill land, and they'll then see the merits of someone else having to pay them. :)

     

    This is good advice. If you work out a (realistic) fair rent by looking at the deal from both sides and show you really are determined you may be surprised what kind of a deal can be achieved. If you offer a low rent and then just sit on your hands you're likely to be seen as just another time waster. It's probably quite reassuring to a landlord when a tenant negotiates properly a rental price and is persistent. It shows that you may just be in business long enough to justify the tenancy.

     

    Contrary to popular belief not all landlords demand sky high rents. A good return on investment is what they want and a good long term reliable tenant is preferable to one paying the full asking price for 12 months.

     

    Price is not the only tool in negotiating remember.
